Basement Finishing in Macon: The Complete Drywall Guide

Basement finishing is one of the highest-ROI home improvements in Middle Georgia — adding living space at roughly half the cost per square foot of an above-grade addition. The drywall scope on a basement is more nuanced than upstairs work because of moisture, fire ratings, and code requirements specific to below-grade rooms.
Moisture-Resistant Board on Below-Grade Walls
We strongly recommend moisture-resistant 'purple board' or fiberglass-faced gypsum (DensArmor) on any basement wall against the foundation. Standard paper-faced drywall in a humid basement is a mold magnet. The cost premium is modest — about 15–25% more than standard board — and it dramatically reduces the risk of future moisture problems.
Fire-Rated Assemblies
Bibb County code generally requires 5/8" Type X fire-rated drywall on the ceiling of any basement with finished living space above — it provides a 1-hour fire separation between the basement and the upstairs. The same applies between a finished basement and the mechanical room housing a furnace or water heater.
Egress and Window Walls
Any basement bedroom must have an egress window meeting code (typically 5.7 sq ft of clear opening, 24" minimum height, 20" minimum width, sill no higher than 44" off the floor). The drywall around the egress window well needs to wrap into the opening with corner bead on every edge — common spot for sloppy finish work.
Insulation and Vapor Barrier
For Middle Georgia basements, we recommend rigid foam board against the concrete (R-10 minimum) covered by 2×4 stud wall framed 1" off the foundation, then unfaced batt insulation, then drywall. No interior vapor barrier — moisture has to be able to dry inward in our climate. Get this stack wrong and you'll have mold inside the wall within a year.
Ceiling Options
Standard 5/8" drywall on the ceiling is the most common choice and looks finished. Suspended drop ceilings give access to plumbing and electrical above but read as commercial. We typically recommend drywall with a few access panels at known plumbing junctions, giving you both the finished look and future serviceability.
Bathroom Areas
A basement bathroom needs moisture-resistant board on all walls and 1/2" cement backer board (or equivalent) wherever tile will be installed. Ventilation routed all the way outside is non-negotiable — venting a basement bath fan into the ceiling joist cavity guarantees mold problems.
Texture Choices
Most Macon basement finishes get a smooth Level 4 with orange peel or knockdown — same as the upstairs of the house. Some homeowners go with smooth Level 5 for a modern look, which adds about 15% to the drywall budget but dramatically improves the finished feel of the space.
Cost in Macon
For drywall scope only on a typical 1,000 sq ft basement finish in Macon: $4,500–$8,500 depending on moisture-resistant upgrades, fire-rated ceiling, finish level, and texture. That covers materials, hang, tape, three coats of mud, sanding, texture, and primer-ready prep. Bath backer board is usually quoted separately.
Timeline
Drywall on a 1,000 sq ft basement typically takes 1–2 weeks: 2–3 days to hang, 4–5 days of mud coats with dry time between, 1–2 days to sand and texture, 1 day to clean up. We work around the electrician and plumber's rough-in inspections. Call (478) 555-0100 for a free Macon basement finishing drywall estimate.
